Maintenance Operations
Building Trade Shops
Our Building Trade Shops:
- Meet academic and research program needs of students, faculty and administrative staff.
- Preserve the University's physical resources.
- Help assure the safety and well-being of all who use campus facilities.
Structural Shop
Senior Superintendent Al Taylor
Comprised of four service groups: Carpenters, Painters, Glaziers, and Roofers.
Carpenters:
All work associated with carpentry is performed by this shop. This includes: building cabinets,
installing floors, putting up partition walls, ceiling and furniture repairs, servicing doors and hardware,
repairing and/or replacing doors and frames, and performing minor remodeling.
Painters:
The Paint Shop is responsible for new and recurring exterior and interior painting projects, and specializes in
special coating and texture. Our painters provide general maintenance on campus crosswalks, light poles, street
painting and parking lots. The shop also performs line striping; cabinetry and furniture refinishing; cleaning
and repair of Venetian blinds, shades and video screens; and graffiti removal. The Paint Shop adheres to safety
regulations by maintaining animal rooms and handling hazardous materials properly.
Glazier:
The glazier repairs broken windows, prepares emergency enclosures, installs/repairs window
screens, and installs new mirrors and polycarbonate materials, such as Plexiglas
and Lexan.
Roofers:
This unit's work is seasonal and includes providing quick response to roof leaks from
mid-October through March, and performing permanent roof repairs and replacements from
April through September. Work is performed on all types of roofs for the UCB campus
and off-campus buildings, and housing units. The services provided by the roofing
unit include:
- Installing and repairing shingle, PVC roofing, composition, shakes, and tile metal.
- Emergency response (water leaks, roof leaks, skylights, gutter cleanout).
- General maintenance of exterior/below grade waterproofing, preventative maintenance, and inspection.
- Roof inspections.
- Professional consultation for Capital Projects.

HVAC Shop
(Heating Ventilation and Air Conditioning)
Senior Superintendent F. Jimmy Manibusan
The HVAC Shop places a priority on maintaining a comfortable working and learning
environment for students, faculty and staff. The shop maintains cooling and heating
equipment controls and completes repairs to all environmental systems in buildings.
The HVAC Shop is comprised of three service groups:
Steamfitters:
This unit maintains steam boilers, vacuum pumps, water softeners, reverse osmosis units,
air compressors, supply fans, heat exchangers, heat circulating pumps, chilled water
pumps and all underground high temperature and chilled water lines. They maintain and
repair the water and steam distribution system for the entire campus.
Refrigeration:
Refrigeration mechanics repair, install, and maintain all types of refrigeration systems
and equipment such as central air-conditioning, food refrigeration and freezer facilities
and equipment.
Insulation:
Insulators provide a range of services to the campus including:
- Small-scale removal of asbestos containing and non-asbestos containing pipe insulation for the crafts.
- Small-scale removal of asbestos and or lead containing building materials.
- Emergency clean up and repair of any asbestos or lead problem.
- Insulating building components for heat retention, cold retention and safety.

Electrical, Lighting, and Support Services
Senior Superintendent Alan Hand
Electrical Shop:
Your building’s electrical needs can be serviced by this shop. Our employees draw from extensive
experience in all phases of electrical repair, maintenance and construction. The Electrical Shop
also services the emergency generators that provide back-up power to life-safety equipment in
various buildings on campus.
Electricians repair, maintain and install electrical systems and equipment such as motors,
transformers, wiring, switches and alarm systems; locate and determine electrical malfunctions
using various test instruments such as ammeters, voltmeters and test lamps; repair malfunctions by
such methods as replacing burnt-out elements and fuses, bypassing or replacing defective wiring,
filing switch contact points, and cleaning or rewiring motors; test electrical equipment for safety
and efficiency; install fixtures, motors and other electrical equipment; and make various adjustments
to electrical equipment.
Senior BMW Crew:
Senior Building Maintenance Workers (SBMWs) maintain interior lighting fixtures in classrooms,
auditoria, offices, hallways, etc., and building mounted exterior fixtures.
The staff is highly skilled in electrical safety, ladders, lifts and scaffolding work and they
maintain the safety and convenience of the Campus population as their top priority.
In frequently occupied areas, such as libraries, lecture halls, auditoria and classrooms, the
staff often works during off-hours in order to accommodate lighting replacement needs.

Plumbing, Machine, and Sheet Metal Shop
Senior Superintendent Mike Courter
Plumbers:
Plumbers service restroom plumbing and fixtures, building sewer and drain lines, water
faucets, drinking fountains, and heating and cooling lines of mechanical units. Any
leaking pipes or nonfunctioning plumbing in buildings can be repaired by this shop in a
timely and professional manner.
Machinists:
Machinists service and repair emergency generators, all types of fans, conveyors,
compressors, and pumps. They operate large mechanical tools such as lathes, radial drills,
drill presses, milling machines, balancing machines, and alignment tools. They replace
bearings, repair shop equipment/tools, fabricate special parts, repair vacuum pumps,
hydraulic systems, sharpen tools, service diesel and gasoline engines, and autoclaves.
Sheet Metal Workers:
This shop provides service for maintenance and fabrication of almost any object formed from sheet
metal; repair and alteration of stainless-steel countertops, sinks and exhaust hoods in residential
unit kitchens; fabrication, installation and repair of downspouts, rain gutters, roof flashings, and
ornamental copper on campus buildings; repairs, replacement and alteration of heating and ventilation
ducts; and inspection services for campus construction projects.
Our sheet metal workers can provide customized design and construction services including light to heavy steelwork;
fume hood ducting, trays, and screens; and welding (Heli-Arc, MIG, plasma, oxygen, acetylene).

Stationary Engineers
Senior Superintendent Wil Gilbert
The Stationary Engineers Group is comprised of both a day and night crew.
Building Engineers are a front-line response team for problems which occur in the basic
operation of their assigned buildings and designated areas. The Building Engineers perform
routine and long-term preventative maintenance on building systems to keep them at
optimum operating levels. They also respond to emergency service calls (e.g. no steam,
vacuum or compressed air) that may come in during the performance of their assigned duties.

Lock Shop
Senior Superintendent Annette Slikker
The PP-CS Lock Shop operates from Dwinelle Hall. The Lock Shop is responsible for
engineering key systems for all new construction and remodels. The Lock Shop
provides a variety of other services, too including: door re-keying, repair of
existing hardware, installation of handicap operators, and lock installation.
This unit reports to Annette Slikker, Lock Shop Senior Superintendent. For all

Effective April 1, 2004, the Access Control Unit now
reports to UCPD. UCPD approves all requests for re-keys, key cutting and re-cuts
prior to the order coming to the Lockshop. All newly cut keys are delivered
to UCPD for distribution.
The unit
occupies shop space at Sproul Hall, room 36. Business hours are
9:00 am - 4:30 pm, Monday - Friday (closed for lunch between noon-1:00 pm).
Our locksmiths are security professionals;
in addition to repairing and maintaining locking mechanisms for all campus buildings, they are ready to
assist with ADA (Americans with Disabilites Act) issues and Fire/Life Safety as applied to doors and hardware.

Elevator Shop
Senior Superintendent, Ron Cook
The Elevator Shop operates entirely in-house. The unit currently employs six full-time
campus mechanics who maintain and repair nearly 280 units (including wheelchair and stage lifts)
campus-wide, with the assistance of two senior building maintenance workers. All elevators must pass an annual state
certification mandated by CAL-OSHA. PP-CS is excited to be able to offer quality elevator maintenance by state-certified mechanics.

Utilities Operations
Manager Chi Man Ku
The Utilities Operations group oversees the operation and maintenance of campus utilities (steam,
electric power, natural gas, fuel oil, water, and sewer), Campus Hill Area Electric Substation, and
the main campus Cogeneration Plant. Utilities Operations also includes maintenance and operation of
campus facilities fire protection, and Campus Hill area maintenance.
Utilities Operations provides core services for the management of centralized utility systems
associated with energy/resource supply, delivery and administration, contract negotiations with utility
suppliers, plant/infrastructure operation, and maintenance.
The Steam unit operates and maintains the high-pressure steam distribution infrastructure from
the point of supply (Campus Cogeneration Plant) to the point of use at approximately 120 University buildings.
The Water unit operates and maintains water distribution, sanitary drainage, and storm drainage
infrastructures (typically associated with contiguous areas of land containing multiple University buildings).
The Electric Distribution unit operates and maintains the University's electric distribution system
that receives high voltage power from Pacific Gas and Electric (PG&E) and distributes it throughout the
main Berkeley Campus.
The Fire & Safety unit maintains and repairs building fire protection and life safety systems
throughout the University. These systems include fire alarm systems and fire pumps. This service unit
also oversees a central fire alarm reporting system that, through the Campus Police Department (UCPD),
receives alarms from the individual building systems and relays them to the multiple fire departments.
In addition to these core services, the Fire & Safety Group upgrades and installs building fire alarm systems.
Utilities Laborers provide safe, timely, and professional service to faculty and staff in all campus
departments, including daily support to all of our staff in the trades. They assist in all aspects of
excavation. They assist in underground utilities, water and sewer mains, the new design of drainage systems,
pouring and setting manhole and assisting contractors throughout Campus. They provide maintenance on many
storm systems, to assure proper drainage of water and debris to reduce damage to the Campus, and assist
with irrigation systems.
The Senior Building Maintenance Workers provide expert and knowledgeable assistance to other
craftspeople on various tasks.

Night Operations
Senior Superintendent Roy Haley
The Night Operations Group provides the campus community with 24 hour, 7 days a week service
and with Stationary Engineering services.
The off hours group, or Swing Shift, consists of a journey level Locksmith, Electrician,
Plumber, and Stationary Senior Engineer supported by a Customer Service Representative and
Senior Representative. This group provides emergency service during the early evening hours,
when the number of after-hours (3PM-11PM) emergency requests peak.
The Campus Watch is a Journey Level Stationary Engineer who is in direct contact with the
after-hours answering service. When an emergency call is placed, the answering service picks
it up and collects vital information. This information is then passed to the Campus Watch
who responds. The Watch will take appropriate action to correct the problem(s) or call in
required trades personnel to address it. The Watch is on campus for the graveyard shift
(11PM-7AM) daily and around the clock on weekends and campus holidays. The Campus Watch
also plays an important part in client notification.

Abatement Group
Asbestos Coordinator Chuck Rose
The Abatement Group service area includes main campus and UC Extension in San Francisco.
The group provides the following services:
- Sampling campus building materials for hazardous materials (i.e., lead and asbestos)
- Project management for all asbestos-related campus projects.
